BOYNTON BEACH — Boynton Beach is again looking to annex high-end communities in the unincorporated lands to its west, a move that could add nearly $3 billion to its $9 billion tax base and increase its population by 35,000.

If the city annexes all 38 communities under consideration — 26 in the first phase and 12 in the second — it would generate more than $23 million a year in property tax revenue for the city.

Here are the 38 communities that are in play:

Phase I annexation: 26 communities

  • Artesa: Single-family homes (50) built in the early 2000s west of Lawrence Road and south of Gateway Boulevard.
  • Bent Tree Gardens: Condominium complex just east of S. Military Trail and north of Boynton Beach Boulevard.
  • Bent Tree Villas East: Condominium complex just west of Lawrence Road and north of Boynton Beach Boulevard.
  • Bent Tree Villas West: Condominium complex between S. Military Trail and Lawrence Road and north of Boynton Beach Boulevard.
  • Brighton Lakes: 55+ community of mainly attached villa homes each having a two-car garage. Located east of S. Military Trail and just north of Woolbright Road.
  • Cocoa Pine Estates: Gated community of single-family homes just north of Ridgewood Road and east of S. Military Trail.
  • Cypress Creek: Single-family homes (421 homes) at the northwest corner of Lawrence Road and Old Boynton Road. Surrounding public golf course has since shuttered.
  • Fairmont Place: 55+ community of large single-family homes on the east side of S. Military Trail between Woolbright Road and Boynton Beach Boulevard.
  • Grande Palms: Small, gated community of 61 single-family homes at the corner of Le Chalet Boulevard and S. Military Trail.
  • Greentree Villas: 55: Community of single-story duplex villas at the southwest corner of Lake Ida and Jog Roads.
  • Jamaica Bay: A 55+ mobile home park at the southeast corner of Gateway Boulevard and S. Military Trail.
  • La Paloma: A 55+ mobile home park just east off S. Military Trail and south of Gateway Boulevard. Neighbors to Jamaica Bay.
  • Lexington Lakes: Single-family homes (137) just east of Lawrence Road and south of Boynton Beach Boulevard.
  • Limetree: A 55+ community of 392 one-level residences at the southwest corner of Lawrence Road and Boynton Beach Boulevard.
  • Montreux: Upscale community of 44 homes built by Lennar in 2007 at the northwest corner of Berwick Road and Ridgewood Road.
  • Oak Run: Small, upscale neighborhood at the northeast corner of Flavor Pict Road and S. Military Trail.
  • Oakwood Lakes: Condominiums just west of N. Congress Avenue and on the north side of Boynton Beach Boulevard.
  • Palladium: A gated single-family home community at the northeast corner of Woolbright Road and Lawrence Road.
  • Palm Shores: A 55+ 221-home community with two-and three-bedroom models at the northeast corner of S. Military Trail and Windward Passage Drive.
  • Pine Tree Country Club Estates: A community of 240 single-family homes just east of S. Military Trail and north of Woolbright Road.
  • Pine Tree Village: A 55+ gated community of single-family homes west of Lawrence Road between Boynton Beach Boulevard and Woolbright Road.
  • Prestwick Estates: Luxury single-family home neighborhood with prices from $750,000 to to $1.75 million between S. Military Trail and Barwick Road and north of Coconut Lane.
  • Santa Cruz: A gated community of 152 townhomes at the southeast corner of Old Boynton Road and Lawrence Road.
  • The Colony at Boynton Beach: A single-family gated community built in 1998 and expanded in 2005 to 159 homes. Located on the east side of S. Military Trail between Hypoluxo Road and Gateway Boulevard.
  • Tropical Breeze Estates: A 55+ mobile home community of single-family homes west of Lawrence Road and south of Gateway Boulevard.
  • Villas of Pine Tree: Single-family homes with an average price of $500,000 located just west of Lawrence Road and south of Boynton Beach Boulevard.

Phase II annexation: 12 communities

  • Banyan Springs: A 55- community that includes a mix of villas, condos and townhomes at the southwest corner of Boynton Beach Boulevard and S. Military Trail.
  • Cascade Lakes: A gated community of 600 single-family homes off S. Military Trail adjacent to Golf Road.
  • Colonial Estates: A 55+ mobile home park just west of S. Military Trail and south of Piper's Glen Boulevard.
  • Colony Preserve: An upscale gated community of single-family homes on the northwest corner of Flavor Pict Road and S. Military Trail.
  • Tuscany at Coral Lakes: A 55+ community in a larger, master-planned community east of E-3 Canal and north of Flavor Pict Road.
  • Hampton Lakes: A 55+ gated community of 156 single-family homes at the southwest corner of S. Military Trail and Flavor Pict Road.
  • Indian Spring: A large 55+ community with two private golf courses east of the E-3 Canal and south of Woolbright Road.
  • Le Chalet: Single-family home community that features mid-sized two- to four-bedroom homes south of Le Chalet Boulevard and west of S. Military Trail.
  • Mirror Lakes: A gated 55+ community of single-family homes with attached garages north of Boynton Beach Boulevard and west of S. Military Trail.
  • Palm Chase: A 55+ community of condos and attached villas on the northwest corner of Woolbright Road and S. Military Trail.
  • Platina: Condominiums at the northwest corner of Boynton Beach Boulevard and S. Military Trail.
  • Rainbow Lakes A single-family home community east of the E-3 Canal and Jog Road just south of NW 22nd Avenue.
